摘要建筑业作为我国支柱产业，其地位十分重要，也直接影响了国民经济发展。随着我国加入WTO，国际建筑承包商的加入与国内建筑市场的竞争，工程质量也越来越重要，正所谓“百年大计，质量第一”。近几年，为适应市场竞争，我国建筑工程质量有了明显提升，人民的生活水平不断提升，对建筑物后续保修问题的意识也逐步提升，但由于我国这方面体系起步晚，发展不明显，与国际水平相比落后很多，再加上保修方法与法律体系的不完善，使得国内工程质量保修远远达不上要求。因此，快速提高我国建筑工程质量保修水平是当前迫在眉睫的问题。51598

本文结合当前在建工程各阶段质量要求与特点，与其存在的各种保修问题进行研究，并通过对保修方法与甲乙双方签订的保修书的探讨，提出解决有关问题的对策和建议。希望本文能为提高我国建筑工程质量保修的水平提供有益帮助。

Abstract The construction industry is a pillar industry in China,and its position is very important,but also directly affect the development of the national economy.With our country entered WTO,the international construction contractors join with the domestic construction market competition,the quality of the project is more and more important,the famous slogan of building industry is “quality first in the matter of vital and lasting importance”.In recent years,in order to adapt to market competition,China’s construction quality has been significantly improved,but the subsequent warranty issues have been reflected.People’s living standards rising consciousness on the building follow-up warranty issues have gradually improved,compared with international standards,because of the system in China started late,the development is not obvious behind,coupled with imperfect warranty law,making the domestic engineering quality warranty far on the requirements.Many construction units started prior to the signing of the quality warranty book,warranty gold when completed will be reserved,but these are just a formality,once the engineering go wrong,requires warranty,both parties will shirk their responsibilities,so that the quality of the project warranty can not be guaranteed.

In this paper,the various stages of construction in progress,quality requirements and characteristics of their existing warranty issues,warranty law and both parties signed the warranty book,and propose solutions to countermeasures and suggestions.I hope the essay can be helpful for improving the level of the quality of construction warranty.
