摘 要：近年来，房地产行业逐渐占据着国民经济中的主导地位，对国内生产总值也起到了很大的作用。但房地产市场存在诸多不足的现象，如增长速度过激、房价上涨过快、资金来源单一、债务融资结构不合理等问题。因此，本文从新城控股企业债务融资结构、结构类型来分析房地产行业。首先对债务融资结构进行划分，总括债务融资结构类型；然后简单的介绍了新城控股企业，并考察新城控股企业目前存在的问题及原因分析，并对这些问题提出建议。

Abstract: In recent years, the real estate industry has gradually occupied the dominant position in the national economy, and has played a great role in the gross domestic product. However, the estate market has a lot of deficiencies, such as excessive growth rate, housing prices rose too fast, single source of funds, and unreasonable debt financing structure. Therefore, this paper analyzes the real estate industry from the new holding enterprise debt financing structure, structure type..Firstly, the structure of debt financing is pided, and the types of debt financing structure are generalized. Then the paper briefly introduces the new city holding enterprises, and examines the problems and reasons of the new city holding enterprises, and put forward some suggestions on these problems.
