摘 要：房屋在线短租是国内发展较为迅速的共享经济领域之一，为人们提供了一种解决闲置房源和剩余房屋产能的新思路，其发展模式起源于西方国家，在国内发展过程中存在多方面的问题，同时国内针对房屋在线短租研究的学术性的文章有限，缺少基于共享经济角度分析我国房屋在线短租平台实际案例的研究。本文介绍了国内外房屋在线短租的发展及典型企业的商业模式，基于共享经济角度对短租典型企业小猪平台和途家网作案例分析，总结国内房屋在线短租发展存在的问题并提出相关建议，以期推动我房屋在线短租及其他领域共享经济的商业模式本土化创新，使其更好地与我国实际发展条件的对接，提升共享经济对我国价值创造的作用，促进福利最大化。
Housing online short-term rental is one of the rapidly developing areas of sharing economy in China. It provides people with a new way of solving the problem of idle homes and surplus housing production. It’s development model is originated in western countries and has many aspects in the domestic development process. The problem, at the same time, there are limited academic articles on home online short-term rent research, and there is a lack of research on the actual case of China's housing online short-term rental platform based on the perspective of sharing economy. This article introduces the development of online short-term leases at home and abroad and the business models of typical enterprises. Based on the case of sharing the economy, this paper analyzes short-lease typical enterprises Xiaozhu Platform and Tujia.com, sums up the problems existing in the development of domestic short-term rental housing, and proposes Relevant suggestions are to promote the localized innovation of the business model for sharing short-term leases and other areas of our housing economy, so as to better link our country's actual development conditions, enhance the role of the sharing economy in China's value creation, and promote welfare maximization.
